Whether you’re listing a family home in Corinth, looking for a weekend place on Pickwick Lake, or buying your first house in Alcorn County, the person you hire to guide you matters as much as the property itself. A good agent saves you time, money, and stress. The wrong fit can cost you all three.
Fall is a great time to make this decision. Many buyers and sellers who sat out the busy spring and summer seasons are getting serious before the holidays and the new year, and having the right Corinth, MS real estate agent in your corner now means you’re ready to move when the right opportunity comes along.
Here’s what we’d tell a friend or neighbor who asked us how to choose.
1. Look for Real Local Knowledge
Online searches can show you listings anywhere, but they can’t tell you what it’s actually like to live on a particular street, which neighborhoods hold their value, or how a home near the lake compares to one in town.
A local agent should be able to speak confidently about:
- Neighborhoods and school zones in Corinth and across Alcorn County
- Rural land and acreage, including access, utilities, and what to check before you buy
- Lake property on Pickwick, which touches Mississippi, Tennessee, and Alabama. The state a property sits in matters for licensing and local rules, and shoreline rules from the Tennessee Valley Authority (TVA) can affect docks and improvements
- Surrounding towns like Iuka, Burnsville, Booneville, and Tishomingo, MS; Cherokee, AL; and Savannah, Counce, Michie, and Selmer, TN
If you’re shopping in a specific area, start with our local guides for Corinth, MS homes for sale, Iuka, MS homes for sale, and Pickwick Lake homes and lake property.
2. Verify the License
Every real estate agent and broker practicing in Mississippi must be licensed by the Mississippi Real Estate Commission. It only takes a minute to confirm, and you can do it yourself with the Commission’s free broker and salesperson search.
Licenses are issued state by state, so if you’re buying or selling across the line in Alabama or Tennessee, make sure your agent is licensed in that state too. You can check with the Alabama Real Estate Commission or the Tennessee Real Estate Commission. Our team includes agents licensed in Mississippi, Alabama, and Tennessee, so we can help wherever your property sits.
You may also see REALTOR® after an agent’s name. That means they’re a member of the National Association of REALTORS® and have agreed to follow its Code of Ethics.
3. Ask How They’ll Market Your Home (Sellers)
If you’re selling, ask every agent you interview to walk you through their plan. A strong answer usually covers:
- Pricing strategy based on recent comparable sales, not just a hopeful number (we’ve written about why proper pricing matters)
- Photos and presentation that make a great first impression online
- Exposure through the MLS, the agency’s website, and social media
- Communication: how often you’ll hear from them and how feedback from showings is shared
Fall and winter listings can stand out because there’s often less competition. Good lighting, a tidy yard, and a warm, welcoming interior go a long way when the days get shorter.
4. Understand How Buyer Representation Works (Buyers)
Since August 17, 2024, agents who are MLS participants and working with a buyer must have a written buyer agreement in place before touring a home with that buyer, according to the National Association of REALTORS®. The agreement spells out what services the agent will provide and how they’ll be paid, and compensation is negotiable.
That’s a good thing for buyers. It means you can have a clear, upfront conversation about expectations before you start touring. A good agent will explain the agreement in plain language and answer your questions without pressure. We walk through the basics in our post on buyer representation.
5. Pay Attention to Communication Style
Buying or selling a home involves a lot of moving parts: inspections, appraisals, lenders, title work, and deadlines. Ask yourself:
- Did they return your first call or message promptly?
- Do they explain things clearly, or do you leave more confused?
- Will you be working with them directly, or handed off to someone else?
The best agent for you is someone you trust to tell you the truth, even when it isn’t what you want to hear.
6. Ask About Their Local Network
Experienced local agents know the people who keep a transaction on track: lenders, inspectors, surveyors, closing attorneys, and contractors. When a repair request or appraisal question pops up, that network can make the difference between a smooth closing and a stressful one.
7. Meet in Person
Real estate is still a relationship business. Sitting down face to face, whether at your kitchen table or in our office, tells you a lot about whether an agent is the right fit.

In most cases, yes. Since August 17, 2024, agents who are MLS participants and working with a buyer must have a written buyer agreement before touring a home. You don’t need one just to visit an open house on your own or to ask an agent about their services.
It can be. There’s often less competition in the fall and winter, and the buyers who are out looking tend to be serious. The right timing depends on your situation, so it’s worth talking it through with a local agent.
